Rental Conditions
Please read our conditions carefully. By making a down payment, you agree to these rental conditions.
1. The Agreement
Once you indicate interest in renting an accommodation, you will receive a quote with the rental costs and a copy of the rental conditions. If you wish to convert the quote into a booking, you must provide your full address, phone number, and date of birth, as well as a list of all fellow travelers with their names and dates of birth. Hereafter, Villa Jan Thiel, in its capacity as an Intermediary, will send an invoice.
Villa Jan Thiel is a participant in the SGR guarantee fund. You can find the conditions at www.sgr.nl/garantieregeling.
By paying the deposit on the invoice, the Renter declares to agree with the Rental Conditions as sent to them and/or which can be found on the website.
Villa Jan Thiel is entitled to refuse a reservation based on age and/or group composition or to set additional conditions. This is done on behalf of and in consultation with the Landlord.
2. The Invoice
Once the invoice is received by the Renter, a deposit of 25% of the total principal sum is required. This must be received by Villa Jan Thiel within 7 days, after which Villa Jan Thiel will immediately send a confirmation of receipt by email.
The remainder of the principal sum (75%) must be paid no later than 8 weeks before arrival. The final payment date is stated on the invoice.
If a booking is made with an arrival within 8 weeks, the Renter is obliged to pay the entire invoice amount immediately.
A security deposit is included on the invoice. The amount varies per accommodation. Within 14 days after the rental period, this deposit will be refunded to the bank account of the last payment made by the Renter, after deduction of costs for damages.
If the deposit is not paid within the set period, the Renter is in default and the Agreement will be canceled, unless written permission is given by Villa Jan Thiel to make the payment at another time.
Access to the accommodation can only be granted once the entire rental sum has been received by Villa Jan Thiel. Until then, the Renter is jointly and severally liable for the payment.
3. Insurance
We strongly advise you to take out travel and cancellation insurance in case you unexpectedly cannot come. The Landlord has insured their accommodation and contents, but your personal belongings are not co-insured. Therefore, please also take out adequate liability insurance.
4. Changes by Renter
After the Agreement is established, the Renter may request changes. Requests must always be made in writing and are only final after written confirmation by Villa Jan Thiel. Changes never lead to a refund of amounts already paid. The Renter is not permitted to sublet the accommodation or to occupy it with more travelers than stated on the invoice without written permission.
5. Preparations for your holiday
If the entire rental sum is received by Villa Jan Thiel no later than 8 weeks before arrival, the booking will be further processed. Villa Jan Thiel will send more information about the accommodation, the area, and the key handover by email. We will ask the Renter to provide flight details. The Renter is responsible for having the correct travel documents. If desired, we can arrange a cot, high chair, airport transfer, or rental cars (a small fee may apply).
6. Cancellation by Renter
If an Agreement is canceled, the Renter owes the following cancellation fees:
- Until the 56th day (exclusive) before the day of arrival: the 25% deposit.
- From the 56th day (inclusive) to the 28th day before the day of arrival: 60% of the rental sum.
- From the 28th day (inclusive) to the 7th day before the day of arrival: 90% of the rental sum.
- From the 7th day (inclusive) to the day of arrival or thereafter: 100% of the rental sum.
7. Cancellation by Villa Jan Thiel
Villa Jan Thiel has the right to dissolve the Rental Agreement due to compelling circumstances (e.g., fire, natural disasters, sale of the property). In this case, Villa Jan Thiel will do everything possible to find a replacement accommodation that is at least as good. If the cause of these circumstances is attributable to the Renter or their fellow travelers, the resulting damage will be at the Renter's expense.
8. Smoking
Under all circumstances, it is absolutely forbidden to smoke indoors.
9. Pets
Pets are NOT allowed in the accommodation unless written permission has been given by Villa Jan Thiel.
10. Swimming Pool
It is not permitted to have glassware near the swimming pool. Children may only use the pool under the supervision of at least one adult. The Landlord can never be held liable for damages suffered from accidents in and around the pool.
11. Alarm System
Most accommodations are equipped with an alarm system. It is mandatory to activate it when leaving the property. If the alarm was not activated at the time of a burglary, the Renter is liable for the damage incurred.
12. Landlord's Liability
The Landlord is not liable for theft, damage, loss, accidents, or temporary malfunctions of equipment, utilities, or nuisance from activities outside the rented plot.
13. Villa Jan Thiel's Liability
